Cheltenham Conveyancing can prepare a Section 32 Statement which is a document required by law to be provided to a purchaser before they sign a Contract.
A Section 32 Statement is a fundamental document in the Conveyancing process. It is designed as a Consumer Protection mechanism, the Statement requires the Vendor to disclose certain items of relevant information to a prospective Purchaser.
The Section 32 Statement contains information such as the Title description of the property which is included in the Title Search, zoning details, outgoings on the property such as rates and Owners Corporation fees, notices, building permit details and advises as to what services are connected to the property.
If the property is a Unit with common property then an Owners Corporation Certificate will also be required to be included in the document. This is required by law and is therefore not optional.
Auction Contracts and Contract of Sale for private sales can also be prepared by Cheltenham Conveyancing.
Once you have accepted an offer from a purchaser and are satisfied with the terms of the Contract then the Contract becomes a binding documents and the deposit is normally paid to the selling Agent.
We can also prepare a Section 27 Statement which will be served on the purchaser. This is the document which starts the process of obtaining an early release of the deposit to you. We will explain this further to you during the conveyancing process.
We will attend to advise your lender and arrange for a payout of your loan and discharge of your mortgage on settlement.
We will attend settlement on your behalf, you are not required to attend.
